How to read these numbers
The payment calculator shows principal and interest only — property taxes, heat, condo fees and insurance are additional. The affordability estimate assumes lenders allow roughly 39% of gross monthly income toward housing costs, sets aside an allowance for taxes and heat, and subtracts your existing monthly debt payments.
Qualifying also involves a stress test at a higher rate than the one you're offered, plus credit history, down payment source and property type. These tools are a starting point for a conversation, not a pre-approval.
