Privacy Policy

Arranging a mortgage requires sensitive personal and financial information. I treat that information as confidential, collect only what a lender or insurer actually needs, and handle it in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario privacy legislation.

Information I collect

• Identifying information: name, date of birth, address history, contact details.
• Financial information: income and employment details, assets, debts, credit history and credit score, banking information and source of down payment.
• Property information: address, value, taxes, condo fees and purchase or refinance details.
• Website information: pages visited and form submissions, plus the technical details described under Cookies below.

Why I collect it

• To assess your borrowing options and prepare a mortgage application.
• To submit your application to lenders, mortgage insurers, appraisers, lawyers and other parties needed to complete a transaction.
• To respond to your enquiries and communicate about your file.
• To meet legal, regulatory and brokerage record-keeping obligations.

Consent

I collect, use and disclose your personal information with your consent, which you may give in writing, electronically or verbally. You can withdraw consent at any time, subject to legal and contractual restrictions — withdrawing consent during an active application will normally end my ability to place that mortgage. A credit check is only performed with your permission.

Who your information is shared with

Your information is shared only as needed to advance your mortgage: with lenders and mortgage insurers, with Mortgage Outlet Inc. as my brokerage, with service providers such as appraisers and closing lawyers, and where required by law or by our regulator. Your personal information is never sold, rented or traded, and it is not shared with third parties for their own marketing purposes.

Safeguards and retention

Documents are collected and stored using secure, access-controlled systems, and access is limited to those who need it to do their work on your file. Records are retained for the period required by brokerage regulation and applicable law, and securely destroyed afterward.

Your rights

You may request access to the personal information held about you, ask that inaccurate information be corrected, ask what it has been used for, or withdraw a marketing consent. Requests can be sent to the contact details at the bottom of this page and will be answered within the timeframes set by PIPEDA.

SMS & Messaging Consent

If you provide your mobile number and agree to be contacted by text, I may send messages related to your enquiry or mortgage file — appointment confirmations, document requests and status updates.

• Consent to receive text messages is optional and is never a condition of obtaining a mortgage or any service.
• Message frequency varies with the activity on your file.
• Standard message and data rates from your carrier may apply.
• Reply STOP at any time to opt out, or HELP for assistance. Opting out of texts does not affect your application.
• Mobile numbers and messaging consent are not shared or sold to third parties for marketing.

Text messaging is a convenience, not a secure channel — please don't send full account numbers, SIN or complete financial documents by SMS. I'll always provide a secure method for sensitive documents.

Use of the site

This website is provided for general information about mortgage services in Ontario. You agree to use it lawfully, not to attempt to interfere with its operation or security, and not to submit false information through its forms.

No advisory relationship until engaged

Browsing this site, using a calculator or sending a message does not create a client relationship and does not constitute a mortgage application, pre-approval or commitment to lend. Advice specific to your circumstances is only provided once we have discussed your situation and you have engaged me to act on your behalf.

Intellectual property

The content, layout, branding and materials on this site are owned by Maryuri Financial or used with permission, and may not be reproduced or republished without written consent.

Third-party links

Links to lenders, scheduling tools or other third-party sites are provided for convenience. I don't control those sites and am not responsible for their content or privacy practices — review their policies before providing information.

Limitation of liability

This site and its tools are provided on an "as is" basis. To the extent permitted by law, I am not liable for any loss arising from reliance on general information published here, or from any interruption, error or unavailability of the site.

Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in Ontario. Mortgage services are offered only where I am licensed to do so.

Rates, products and lender guidelines change frequently and are subject to change without notice. Any figure published on this site — including calculator results — is an estimate for illustration only. It is not an offer of credit, a pre-approval, or a guarantee of the terms you will receive.

Actual approval depends on a full review of your income, credit, down payment, property and the lender's requirements at the time of application. Nothing on this site is legal, accounting or tax advice; please consult the appropriate professional for those matters.
